TI stands for tenant improvement — the construction work that turns an empty or outdated commercial space into a finished, code-compliant store, restaurant, clinic or gym for a specific tenant. The landlord delivers the shell; the tenant improvement build makes it operate.
A TI build runs demo, framing and drywall, ceilings, power and lighting, low voltage, millwork installation, paint and final finishes — then closes with Title 24 documentation and the inspections that release the certificate of occupancy. Miss a step and the opening date moves.

How we deliver
A dedicated project manager, a look-ahead schedule and weekly photo reports — so the GM, the GC and the brand team all see the same status.
We review the drawing set and brand standards, then return a line-item bid with RFIs and value options — typically in 5 business days.
Permit support, utility applications, Title 24 forms, gear procurement and long-lead tracking before mobilization.
Conduit, feeders, boxes and lighting layout coordinated with the GC's schedule, plus night work in occupied centers.
Devices, fixtures, controls programming, equipment hook-up, low-voltage certification and megger testing.
Final AHJ inspection, panel schedules, as-builts, warranty package and a punch list closed before opening day.

Our assets
No waiting on rental yards mid-schedule. Trucks, lifts, prefab capacity and test instruments are in-house, so crews mobilize the same week and night shifts are not blocked by equipment.

Service vans stocked to a standard inventory list, flatbed trucks for gear and conduit delivery, plus our own scissor and articulating boom lifts for high-bay and mall ceiling work.

A dedicated Burbank prefab shop where racks, whips, panel feeds and fixture assemblies are built and labeled before they reach the site — fewer field hours, less jobsite clutter.

Calibrated instruments for commissioning and closeout documentation, plus tablets in every crew truck so RFIs, photos and as-builts move the same day they happen.
Equipment list reflects owned assets; specialized gear such as large cranes and high-reach lifts is rented per project and included in the bid.

Yes. SOM Easy Build holds an active California contractor's license and carries a contractor's bond, $5M general liability with umbrella coverage, and full workers' compensation. License details, certificates of insurance, W-9 and safety records are provided with every bid package.
